Kim Nicol is the President and Founder of KNM Properties, Inc. A Napa resident and licensed Real Estate Broker, Kim brings over 35 years of experience in commercial property management. She is highly skilled in all aspects of property operations and works closely with owners to maximize the performance of their investments while maintaining strong, transparent communication.
Throughout her career, Kim has managed a diverse portfolio exceeding four million square feet of office, retail, industrial, medical, and commercial condominium association properties across the Bay Area and Central Valley.
Kim holds the prestigious Real Property Administrator (RPA) designation, awarded by BOMI International, and is an active member of both the Institute of Real Estate Management (IREM) and the Community Associations Institute.

Jamie joined the KNM Properties team in 2021 and is a licensed Property Manager with a strong commitment to delivering exceptional service to both owners and tenants. She is responsible for the day-to-day management of multiple properties within the KNM portfolio, as well as the oversight of commercial condominium associations.
In her role, Jamie coordinates property operations, tenant relations, vendor management, and maintenance activities to ensure each asset is well maintained and operating efficiently. She works closely with ownership to support financial performance, uphold property standards, and maintain clear, responsive communication.
Jamie brings a proactive and detail-oriented approach to property management, helping ensure that both routine needs and long-term priorities are handled with professionalism and care.
Jolyn Gleeson
Accounting Specialist
Jolyn joined KNM Properties in 2022 following her retirement from a distinguished career as a courtroom clerk with the Napa County Superior Courts.
With a strong background in administrative coordination, accuracy, and procedural oversight, Jolyn brings exceptional attention to detail and organizational expertise to the KNM team.
In her role, she is responsible for accounts payable and accounts receivable operations, helping ensure that financial processes are handled efficiently, accurately, and with the highest level of professionalism. Her commitment to consistency and effective workflow management contributes to KNM’s ability to provide reliable service to both property owners and tenants.
Mark J. Nicol

Mark Nicol is a licensed Real Estate Agent and Napa native who recently retired after nearly 30 years of distinguished public service in law enforcement. He began his career with the Napa County Sheriff’s Office before joining the Vallejo Police Department, where he specialized in complex fraud investigations involving business, banking, construction, loan, and real estate matters.
During his tenure with the Vallejo Police Department, Mark also oversaw Police Facilities Management and supervised long-term, citywide security and infrastructure projects. These roles required close collaboration with public works, planning, building code enforcement, and numerous private vendors and contractors. His extensive public service experience has equipped him with strong problem-solving skills, attention to detail, and the ability to navigate complex issues with professionalism and efficiency.
At KNM Properties, Mark is responsible for overseeing on-site maintenance operations and assisting with construction project management and vendor coordination. He is experienced in schematic design and CAD drawings and utilizes software platforms such as Yardi Mobile Maintenance, MS Visio, and Bluebeam Revu to track maintenance issues, review plans, and provide detailed oversight and feedback on construction-related projects.

Jim Verrett serves as KNM Properties’ Business Development & Property Management Associate, supporting the company’s expansion into the Palm Springs market. As a Palm Springs resident, Jim brings valuable local insight, community connections, and firsthand knowledge of the area’s unique real estate and architectural landscape.
With an extensive background in marketing and advertising, Jim offers a strategic, growth-focused approach to building relationships, increasing brand visibility, and driving new business opportunities. His experience in marketing strategy, client engagement, and business development plays a key role in establishing KNM Properties as a trusted presence in the Palm Springs community.
In his current role, Jim leads networking and outreach initiatives designed to expand KNM’s footprint and generate new property management opportunities. He is presently completing the California Department of Real Estate required coursework to obtain his California Real Estate License. Upon licensure, he will transition into a Property Manager role, overseeing portfolio growth, client relations, and operational performance in the Palm Springs market.
Jim’s combination of local market knowledge, marketing expertise, and commitment to client service positions KNM Properties for thoughtful and strategic expansion in the region.
Jesus Perez
Maintenance Technician
Jesus Perez joined KNM Properties in 2017 and serves as a dedicated Maintenance Technician, providing exceptional service to both properties and tenants throughout the portfolio. With years of hands-on experience, Jesus plays a key role in ensuring that each property is well maintained, safe, and operating efficiently.
He is responsible for responding promptly to service requests, performing preventative maintenance, coordinating repairs, and supporting capital improvement projects. Known for his reliability, strong work ethic, and attention to detail, Jesus takes pride in delivering quality workmanship and responsive service.
His commitment to professionalism and tenant satisfaction makes him a valued member of the KNM team and an important part of maintaining the high standards our clients expect.
