Kim Nicol is the President and Founder of KNM Properties, Inc. She is a Napa resident and licensed Real Estate Broker with over 25 years experience in commercial property management. Kim has extensive experience with all aspects of commercial property management and works in partnership with owners, focusing on maximizing their investments and maintaining open lines of communication.
Throughout her career, Kim has managed a diversified portfolio of over four million square feet of office, retail, industrial, medical and commercial condominium associations throughout the Bay Area and Central Valley. She is both skilled and tenacious in her day-to-day involvement of on-site operations as well as business transactions with professional contractors, employees and tenants. Kim oversees all property operations and is responsible for rent collection, lease administration and renewals, budget preparation, CAM reconciliations, owner and lender reporting, and market surveys.
Kim Nicol is the recipient of the real property administrator (RPA) designation, a professional property management designation administered by Building Owners and Managers Institute (BOMI) International.
The RPA designation requires the completion of coursework on building systems design, operations and maintenance, commercial real estate law, investment and finance, risk management and insurance, leasing and marketing, asset management, environmental health and safety and business ethics, as well as having a minimum three years experience managing a building of 40,000 square feet or larger. Only 3,500 individuals throughout the United States have been awarded this professional designation. She is also a member of IREM and the Community Associations Institute.

Mark Nicol is a native Napan and recently retired from the Vallejo Police Department. Mark began his law enforcement career with the Napa County Sheriff's Office, then moved on to the Vallejo Police Department where he retired after nearly 30 years of public service. Mark held a number of assignments that assist with his transition into a new career in property management. During his time at Vallejo PD, Mark specialized in fraud investigations involving business, banking, construction, loan and real estate fraud. He was also responsible for Police Facilities Management and supervising other long term city-wide security projects that required a close working relationship with public works, planning, building code enforcement and numerous private vendors and contractors. His many years in public service have given him the skill set to effectively work with people and to use creative methods to resolve any issues that may arise in an efficient manner.
Mark is now enjoying his second career in property management and is working towards earning his Real Estate license. Mark is responsible for the on-site maintenance at the properties and also assists with oversight of construction projects and third-party vendors. Mark is familiar with schematic design and CAD drawings and utilizes several software programs such as Yardi Mobile Maintenance, MS Visio and Blu Beam Review to provide a detailed approach to tracking maintenance issues and providing design work and direct feedback to construction related projects.
